The Generalitat definitively approves the urban master plan for the revision of the unsustainable land of the coast from Malgrat de Mar to Alcanar
After a process of more than 2 years, on the 19th of January 2024, it was published in the Diari Oficial de la Generalitat de Catalunya (Official Gazette of the Generalitat de Catalunya) the urban master plan for the revision of the unsustainable land of the coast of Malgrat de Mar to Alcanar.
The main objective of this master plan is the revision of 277 sectors of land for development and 58 areas of urban land, of the 30 municipalities that do not have their planning adapted to the partial territorial plan in force. These are Malgrat de Mar, Santa Susanna, Pineda de Mar, Calella, Sant Pol de Mar, Caldes d’Estrac, Sant Vicenç de Montalt, Mataró, Vilassar de Mar, Premià de Mar, el Masnou, Sitges, Sant Pere de Ribes, Vilanova i la Geltrú, Cubelles, Cunit, el Vendrell, Roda de Berà, Creixell, Torredembarra, Altafulla, Tarragona, Vila-seca, Salou, Cambrils, Vinyols i els Arcs, Mont-roig del Camp, l’Ametlla de Mar, Amposta and Alcanar.
The Plan also introduces a regulation for the landscape adaptation of the planning and construction of the sectors that are developed in isolated buildings, to which all the municipalities between Malgrat de Mar and Alcanar will have to adapt, except those in the metropolitan area of Barcelona, with the aim of preserving the natural, heritage, cultural, social and economic values of the coastal landscape, within the framework of sustainable development. Therefore, it also includes the municipalities whose planning has been adapted to the partial territorial plan in force: Canet de Mar, Arenys de Mar, Sant Andreu de Llavaneres, Cabrera de Mar, Calafell, Vandellòs i l’Hospitalet de l’Infant, el Perelló, l’Ampolla, Deltebre, Sant Jaume d’Enveja and la Ràpita.
The Plan excludes the metropolitan area of Barcelona, which has its own urban planning powers.
The Plan, which came into force the day after its publication, can be challenged before the contentious-administrative jurisdiction until 19 March 2024.
